This commercial appraisal refers to a house of worship, operating as the Morningstar Christian Chapel, of concrete block and wood frame construction. The site consists of a sanctuary, administrative offices, a chapel and classrooms. The existing rentable area totals 39,829 square feet with proposed building additions of 6,686 square feet to the existing sanctuary and a new fellowship hall of 10,530 square feet, which will be connected to a proposed 111,072 square foot parking structure. Proposed additions include a bookstore, expansion of sanctuary and construction of a four-story parking structure with a fellowship hall on part of the ground level.
